Housing

MANOF is currently planning approximately 3,000 housing units in projects across Israel.

From planning to occupancy, we lead urban redevelopment that nurtures communities

At MANOF, housing is more than just walls – it is an opportunity for thousands of families to build a better future. Together with residents, we initiate long-term urban renewal projects.

Every project is developed with the neighborhood’s residents, through resident committees and direct work with families living in the community. This ensures that the design of the renewed neighborhood truly reflects its needs.

To maintain social diversity and community stability, each project includes both units for sale and affordable long-term rental units, allowing current residents to remain in the renewed neighborhood.

Programs for Social Mobility

MANOF supports an average of 900 families each year and hosts community events for approximately 1,500 residents. In 2024, our programs generated 5 million ILS (~$1.52 million USD) in additional income for residents.

A neighborhood social task force in every community

At MANOF, we build trust first — one household at a time. In every neighborhood, we create a dedicated social task force that supports residents from the earliest stages of the project. Our programs help families achieve financial stability, strengthen their sense of security, and create new opportunities.

Our team goes door-to-door, supporting residents through benefits access, debt resolution, and employment improvement programs – all with one goal: increasing the monthly income of every family to promote social mobility.

We also operate community-building programs in every neighborhood, including resident committees, community events, and enrichment lectures.

Public Spaces and Community Facilities

MANOF is currently planning approximately 70 dunams of public spaces across its projects.

Upgrading the quality of public infrastructure

Quality of life is shaped by the spaces where residents can gather, play, and thrive. Preschools, playgrounds, clinics, and accessible public transportation are what create lasting positive change and help a community grow.

As a nonprofit developer, MANOF plans and cares for public areas, community buildings, and accessible commercial spaces that serve residents. Renovating existing spaces and planning the future structure of the neighborhood is done in full partnership with the municipality and all relevant planning authorities.

Our Unique Financial Model

Philanthropy and Social Impact Investments

For each project, MANOF is currently raising 4 million ILS (~$1.2 million USD) for social programs and an additional 4 million ILS (~$1.2 million USD) early-stage redevelopment process.

Social investments are required when the social need for neighborhood renewal is clear, but the project is not yet economically feasible for private developers.

Vector 2

Public Funding

Once the project reaches its required milestones, MANOF raises grants from public sources to create full economic feasibility for a for-profit partner to execute the raze-and-build redevelopment project.

Vector 2

Private Developer Financing and Execution

After receiving all necessary approvals - based on high planning and social standards - MANOF, together with the residents, selects the executing developer. The developer purchases MANOF’s project shares and independently raises the full required capital..

Proceeds from this sale are directed to the development of future projects, multiplying the social impact of every contribution.
